Inventories
Our assessor will take detailed and accurate records of the contents within the property and the condition of them as well as the condition of the property itself including fixtures and fittings, such as carpets, curtains, light fittings and cooker. All our assessors are trained to be impartial both at the time of making the original inventory and at the check out.
Check-In/ Check-Out
Once we have produced your inventory report, it makes sense to make best use of it by having tenants checked in to the property by one of our clerks. The check-in provides a schedule of condition of the property and sets the standard at which the property should be maintained and returned at the end of the tenancy.
Interim Report
The report will assess the condition of the property relative to the length of the tenancy and expected condition at that point in time. New photographs are taken to show how well the property is being cared of and also to refer any issues that may need addressing.
EPC's
The Energy Performance Certificate or EPC is the energy efficiency rating of a building. The basis of this, is to try & predict the fuel cost of the property - the higher the rating, the better.
From 1st October, 2008 all properties being let to new tenants will require an EPC certificate.
